Real estate
An AI chatbot for real estate that qualifies before you call
Property enquiries arrive in bursts, usually in the evening, and most of them are not ready to transact. The cost of that is not the enquiry itself but the hours spent working out which ones matter. Paperchat answers listing questions from your own content, asks the qualifying questions your negotiators would ask, budget, area, timescale, chain, and captures the contact with the whole conversation attached. Genuine buyers and tenants reach your team quickly with context. The rest get a helpful answer without anyone spending an afternoon on them. It runs on your website, Instagram, Messenger and Telegram.
- Qualifies while you sleep
- Full transcript with each lead
- Handover for serious enquiries
Is the flat on Wellington Road still available?
It is available, offers over £245,000, two bedrooms with a share of freehold.
Can I view this weekend?
Viewings run Saturday morning. Leave a name and number and the team will confirm a slot.

Qualification is a conversation, not a form
The questions that decide whether an enquiry is worth a viewing are simple and repetitive: are they in a chain, are they cash or mortgaged, what is their budget, when do they need to move, do they need to sell first. Asked in a form they get abandoned. Asked in a conversation, after a useful answer, they get answered.
Every lead arrives with the transcript, so your negotiator opens the record already knowing whether this is a proceedable buyer or someone browsing at eleven at night.
- 1Budget range and whether finance is arranged
- 2Area, property type and number of bedrooms
- 3Timescale and whether there is a property to sell
- 4Preferred viewing times and contact details
Answers about listings, taken from your own material
Train it on your listings pages, brochures, floor plan notes and area guides and it can answer the questions that otherwise interrupt a viewing: service charge, lease length, council tax band, parking, school catchment, whether pets are allowed.
When something is not in the material, it says so rather than guessing, which matters in a regulated industry where an invented detail can become a complaint.

Put this on your site today
Train a chatbot on your own content, connect what it should be able to do, and have it answering in the time it takes to make coffee. The free plan needs no card.
It works at the hours property gets browsed
Portal traffic peaks in the evening and at weekends, exactly when the office is closed. An enquiry answered within a minute keeps you in the running for a viewing that a next day callback would have lost.
For landlords and tenants the same applies to maintenance and tenancy questions, which arrive at unsociable hours and mostly have documented answers.
Who do I contact about a broken boiler?
Report it through the maintenance form on our site, and out of hours emergencies go to the number on your tenancy pack.
Is no hot water an emergency?
Complete loss of heating or hot water is treated as an emergency, so use the out of hours number tonight.
Leads land where your team already works
Enquiries can be pushed to Slack or Telegram as they arrive, and on paid plans through Zapier, n8n or Make into your CRM so nothing depends on someone opening another dashboard.
When an enquiry is clearly serious, human handover moves the conversation to a negotiator in the same thread, which for a motivated buyer converts far better than a callback the following afternoon.

Where an AI chatbot fits in an estate agency
Estate agency runs on response speed and qualification. The enquiries that matter are a minority of the ones that arrive, and identifying them consumes the time that should be spent on viewings and negotiation. Most agencies handle that with a callback process, which works well in office hours and not at all in the evening, when a large share of property browsing actually happens.
A chatbot is a poor substitute for a negotiator and a good substitute for a form. The useful pattern is answering the factual questions from your own material, service charge, lease length, tenure, parking, catchment, then asking the qualifying questions in the same conversation. Budget, timescale, chain position and finance are simple questions that people will answer conversationally after they have been helped, and refuse to answer in a form they were shown before anything useful happened.
Accuracy is not optional in this industry, which is why the source of the answers matters. Paperchat answers from the content you give it: listing pages, uploaded brochures, floor plan notes, area guides and pasted internal detail. When something is not covered it says so rather than filling the gap, and it can hand the conversation to a person instead. An agent that invents a lease length creates a complaint, not a lead.
Lettings is often the stronger case. Tenancy questions, maintenance reporting and availability queries arrive constantly and out of hours, and almost all of them have documented answers sitting in a tenancy pack nobody reads. Automating those reduces the volume reaching your property managers without any risk to the tenant relationship, provided emergencies are routed to a person immediately, which is exactly what handover is for.
The last consideration is where the output lands. A qualified enquiry is worth little if it sits in a dashboard nobody opens, so notifications to Slack or Telegram and a push into your CRM through Zapier, n8n or Make are what turn this from an interesting widget into part of the pipeline. Each lead carries its full transcript, so the negotiator who calls back already knows the budget, the timescale and the property they were looking at, and the first call starts halfway through.
